The real estate market is often promoted as a sure fire way to get rich. The theory goes that over time the value or real estate will increase at a faster rate than other investments. Actually the value of real estate will increase at about the same pace as other investments. There is also the risk that over the short term the value of your property may decline and leave you in a tough spot financially.

Real estate is often touted as the best and safest investment that you can make. In reality this isn’t the case. While it is certainly possible to make a great deal of money in the real estate market it is also possible to lose a great deal of money. This should have become obvious following the recent global financial crisis which was largely caused by falling real estate prices. The reason that real estate has always been considered such a safe investment was the idea that land would always maintain its value. This clearly isn’t true, the value of the land can and does depreciate. While the land will always retain some value the fact is that most investors are so heavily leveraged that they will lose the property even if there is a slight decrease in value.

The other major problem with real estate as an investment is that you are exposed to a very serious risk of changes in interest rate. As interest rates rise you will need to pay more each month just to cover your mortgage. Unfortunately even if the value of the property has risen it is unlikely that your cash flow has. If you are renting the place out to pay your mortgage for example the amount that you can collect in rent will likely remain the same even if your mortgage payments go up. This often leaves real estate investors in position where they can’t make their payments.

The third problem with the real estate market is that it is not really a passive investment. You will need to actively manage your investment. This is either going to cost you time to do it yourself or money to pay somebody else to do it. If you are a landlord you need to do things like find tenants, collect the rent and make sure the property is maintained.

Despite the risks and the hassles of owning real estate it is usually considered one of the best investment opportunities out there. The main reason for this is that by and large the value of your real estate will increase over time. You need to be prepared for the times when it does go down in value but as long as you are the value will likely increase in the long run. The other reason that real estate is generally considered a good investment is that you need to have a place to live. Your own home is as much an investment as any other.
